Summary:

Under general direction, incumbent(s) manages and oversees the maintenance services to include supervising trades supervisors, managing trades’ services, developing short and long-term goals, inspecting work serviced, assisting with the development and oversight of the budget, preparing reports, managing and monitoring the work order system, and coordinating with District personnel to ensure needs are met.  Incumbent(s) assists the Maintenance Administration by preparing proposals, writing scope of services, reviewing proposals and specifications, determining material lists, and overseeing the progress of projects and contractor services. 

 

Essential Functions:

  • Develops and implements the District’s maintenance and preventive maintenance plans by collaborating with District administration and staff, inspecting facilities and identifying needs, researching and estimating costs, determining needed equipment and supplies, creating short and long range schedules, and ensuring code and regulatory compliance.  Assists the Facilities Administrator with the development of the maintenance budget.
  • Manages and monitors the electronic work order system by evaluating submitted work orders, determining scope and appropriate trade(s) for each work order, determining prioritization and schedules, and assigning work orders to appropriate personnel.  Coordinates schedules to ensure work performed is carried out in a timely manner and meets the needs of the District.  Reviews assigned tasks in District work order system to ensure subordinates  record and submit all required job task information including, materials, labor hours, and ‘action taken’.  Runs custom work order reports to measure job submission to completion durations, labor hours submitted vs. labor hours paid, work order status reports, et al.  Communicates and/or issues reports to appropriate personnel as needed.
  • Supervises maintenance supervisors and staff including determining workloads, establishing work schedules, monitoring work performance, conducting on-site inspections, recommending new hires and termination, approving leave, approving overtime and flextime, conducting performance evaluations, and resolving staff conduct.  Ensures all jobs adhere to the completion schedule. 
  • Collaborates with site administration, District facilities support manager, facility managers, and District maintenance crews to build positive relationships, provide problem resolution, and address maintenance-related conflict and concerns.  Provides and reviews evaluations and analysis to the Facilities Administrator, site administration, and facility managers.
  • Inspects interior and exterior of buildings, grounds, playground areas, and equipment to ensure District standards, safety protocols, and other maintenance-related standards are being met. 
  • Coordinates and performs training on supervisory responsibilities, security and safety practices, regulatory/code compliance, and facility infrastructure such as electrical, plumbing, heat, ventilation, air conditioning, and structural trades.  Plans and facilitates regular meetings.  Encourages collaboration with maintenance staff to express best practices and problem resolution. Attends meetings and seminars to stay current on federal, state, and county requirements.
  • Ensures field compliance with the State of Arizona School Facilities Board (SFB) Preventative Maintenance Guidelines (i.e. preventive maintenance for heating, ventilation, air conditioning, roofing, surface, electrical, plumbing, special systems, and special equipment).

Required Qualifications:

 

To be eligible for this position, an applicant must meet the following required qualifications.  Verification of these required qualifications is necessary.

 

  • High School diploma or equivalent (G.E.D.)
  • Minimum of one year of supervisory experience;
  • Minimum of five years of trades, construction, or other maintenance-related experience;
  • Valid Arizona Department of Transportation Driver’s License.

 

Preferred Qualifications:

 

It is preferred that the applicant possesses the following preferred qualifications; however, the following qualifications are not required to be eligible for this position.

 

  • Minimum of three years of supervisory experience;
  • Minimum of two years of project management experience;
  • Minimum of two years of public school district or public sector experience;
  • Minimum of ten years of trades, construction, or other maintenance-related experience;

  • Creating schematics of work completed;
  • Using computer software related programs;
  • Engaging and encouraging communication skills while interacting with supervisors, staff, students, etc. to exchange information.
